This Refund & Cancellation Policy outlines the terms applicable to any booking amount, token advance, or reservation fee paid towards projects marketed or developed by Pulagam Properties (“Company”, “we”, “our”, “us”). By making a payment, you agree to the terms below.
1. Scope of This Policy
- This policy applies only to booking/advance payments made to reserve a plot/unit in our projects.
- Final sale, registration, and payment schedules are governed by project-specific agreements shared separately at the time of booking.
2. Booking / Reservation
- A booking amount is collected to temporarily reserve a specific plot/unit, subject to availability and confirmation.
- A booking is considered “confirmed” only after successful receipt of payment and internal confirmation by the Company.
- The Company reserves the right to decline or cancel a booking in case of duplicate reservations, data errors, or non-availability.
3. Cooling-Off Period
A cooling-off period of up to 7 days from the date of booking may be offered (project-dependent). Cancellation requests within this period may be eligible for a higher refund percentage.
4. Cancellation Policy
Customers may request cancellation by submitting a written request via email to info@pulagamproperties.com or through our official channels.
Cancellation scenarios:
- Before Confirmation: Generally fully refundable (minus gateway charges).
- Within Cooling-Off Period: Eligible for full or partial refund as per project terms.
- After Cooling-Off Period: Refund will be partial or not applicable.
- Post Agreement Stage: Cancellation may not be permitted or may involve significant deductions.
5. Refund Structure (Indicative)

6. Deductions & Charges
Refunds may be subject to administrative fees, payment gateway charges, non-recoverable taxes, and third-party service costs already incurred.
7. Refund Timeline
Approved refunds are processed within 7–15 working days from the date of approval. The time taken to reflect depends on your bank.
8. Mode of Refund
Refunds will be issued via the original mode of payment wherever possible.
9. Non-Refundable Situations
Refunds may not be applicable after the permissible period, once registration process is initiated, or for special allocations already executed.
10. Changes to This Policy
The Company reserves the right to modify this policy at any time without prior notice.
